We request the title deed from the Land Registry

We submit an official request to the Registro de la Propiedad for the nota simple on your behalf. You don't need to navigate Spanish bureaucracy or create an account. This typically takes 24–48 hours — it's the official processing time, not our delay.

If we can't match your address automatically: Occasionally — with older buildings or rural properties — the address alone isn't enough to locate the registry entry. If this happens, we'll email you within a few hours with specific instructions for getting the registry reference from your agent or seller. Delivery resets to 72 hours from that point. You won't be left without guidance.
